Neighbourhoods 6 briefings
San Miguel de Allende Neighbourhoods
Compared on what they cost to buy and hold, and on what the published evidence can and cannot say about each — no colonia-level sales index exists.
The short answer: published asking ranges run from about US$275,000 to US$573,000 in San Antonio and US$315,000 to US$688,000 in Guadalupe, to US$487,000 to US$1.15 million in Centro Historico and US$500,000 to US$2 million in Guadiana. No sourced range exists for Ojo de Agua, and Los Frailes trades walking distance for space and a garden.
Those are asking prices, quoted by agents, not sale prices. No colonia-level sales index, appreciation series or days-on-market figure is published for any neighbourhood in San Miguel de Allende, by anyone, and a page that ranks neighbourhoods on those numbers is ranking them on figures that do not exist. What can be compared honestly is what each area asks, how much stock is listed there, whether you can walk to the Jardin, and what the law does to supply: Centro Historico's ceiling is written into a 1982 federal decree.
We do not list properties and we do not represent sellers, so we have no reason to call an area up-and-coming. Each page below leads with what is published, says plainly what is not, and ends with who the area actually suits. For what a home costs to hold once you own it, see predial; for letting it out, the short-term rental permit.

01
Centro Historico
Centro Historico is the only part of San Miguel where the supply ceiling is written into federal law, which is the whole of the investment case and none of the guarantee.
-
02
Guadalupe: San Miguel de Allende's Arts District
A cheaper way to buy flat walking access to the Jardin, on evidence that is qualitative rather than quantitative.
-
03
San Antonio
The lowest entry point among the flat, close-in colonias, bought mostly for that reason, and priced off a band so wide it overlaps four other neighbourhoods.
-
04
Guadiana
Guadiana prices level with or above Centro Historico on asking-price evidence, carries roughly a dozen listings at any one time, and has no measured appreciation figure of any kind. It suits a buyer paying for quiet and position rather than for a documented return.
-
05
Ojo de Agua: The Luxury End
The most negotiating leverage in San Miguel, in the neighbourhood with the least published evidence and the highest car dependence.
-
06
Los Frailes
Space, a garden and the lowest land value per square metre of any established colonia in the published tables, bought at the price of walking anywhere. The value case is arguable. The resale case is not measurable, because nobody publishes days on market by colonia.
Common Questions
Which San Miguel de Allende neighbourhood is the best investment?
No published data supports ranking neighbourhoods by return, because there is no closed-sale price for any individual colonia. What can be compared is asking-price positioning, supply constraint and what each location physically offers. Guadiana sits at or above Centro Historico on every published asking-price table, and Centro supply ceiling is written into a 1982 federal decree covering 0.75 square kilometres.
Are neighbourhood price figures for San Miguel de Allende reliable?
They are asking prices, not sale prices. Every colonia band and per-square-metre figure in circulation for San Miguel is an asking price or derived from one, and the closed-sale medians published in public are citywide. Asking and closed prices are never blended in our analysis, because mixing the two bases produces a number that describes neither.
Do foreigners need a fideicomiso to buy in these neighbourhoods?
No. San Miguel de Allende sits inland, entirely outside Mexico restricted zone, so foreign buyers take direct fee-simple title here. Its status is documented by name in the 1997 DOF/INEGI listing rather than resting on geographic inference, which is not true of every inland market.
