Privacy Notice

The short version. We ask for your name, email address and country when you request the report, and which of five situations describes you, and use them to send you the report and the emails described next to the form. A phone number is optional. We use no cookies, no analytics and no advertising trackers. We never sell, rent or share your details, and no agent, broker or developer ever receives them. You can unsubscribe or ask us to delete everything.

Who is responsible

Invest In San Miguel is published by Diego Lujan Studio LLC, which is responsible for your data. We work from San Miguel de Allende, Guanajuato and Austin, Texas. To reach us about anything on this page, use the contact form or write to diego@diegolujanstudio.com.

What we collect

When you request the report: your first and last name, email address and country; which description you chose (planning to buy within twelve months, perhaps later, already an owner, an agent, broker or adviser, or researching); a phone number only if you choose to give one; and, recorded automatically, the page you asked from, the edition you asked for, the language of the page, the date and time, the first page of your visit on this site, and the name of the site that sent you here where its link said so (for example "chatgpt.com" or "google.com"; never the full address of the page you came from, and never what you searched for).
When you use the contact form: your first and last name, email address, where you are based, your message, a phone number only if you choose to give one, and the name of the site that sent you here, as above.
When you visit: nothing is stored on your device. Our hosting provider processes the technical data every website receives, such as your IP address, to deliver pages and protect the site from abuse.

Why we use it

To give you the report you asked for.
To send the emails described at the form: a notice when a new edition is published, a short series on the questions buyers ask most, and about one a month when the numbers change. You can stop them at any time.
To send you the analysis that fits your situation: what is useful to a buyer is not what is useful to an owner or to an agent, which is why the form asks which you are.
To answer the question you sent us.
If you gave a phone number: so that Diego Lujan, who writes the research, can reach you directly. It is used by nobody else and for nothing else.
To see, in aggregate, which pages lead readers to the report, so we know what to research next.

Who else sees it

Only the services that run the site for us: Netlify, Inc., which hosts the site and stores form submissions, and the email service we use to send our emails. Both process your data on our instructions and in the United States. Nobody else. We do not sell, rent, trade or share your details, and we do not pass them to agents, brokers, developers, lenders or anyone paid when a property changes hands.

How long we keep it

Your email details are kept until you unsubscribe or ask us to delete them. Contact messages are kept while the correspondence is useful and deleted on request.

Your rights

You can unsubscribe from any email with the link at its foot. You can also ask us to show you what we hold, correct it, delete it, or stop using it for any purpose, by writing through the contact form. We will answer within 20 working days. These are your rights under Mexican law (the ARCO rights), under the GDPR if you are in the European Union or the United Kingdom, and under Canada's privacy law.

Changes

If this notice changes, the date at the top will change with it.

Datos que recabamos. Al solicitar el reporte: nombre, apellido, correo electrónico y país; la descripción que eligió de su situación (piensa comprar en los próximos doce meses, quizá más adelante, ya es propietario, es agente, bróker o asesor, o está investigando); un número de teléfono solo si decide proporcionarlo; y, de forma automática, la página desde la que lo solicitó, la edición, el idioma, la fecha, la primera página de su visita en este sitio y el nombre del sitio que lo envió aquí cuando su enlace lo indica (por ejemplo «chatgpt.com» o «google.com»; nunca la dirección completa de la página de origen ni lo que usted buscó). Al usar el formulario de contacto: nombre, apellido, correo electrónico, lugar de residencia, su mensaje y, solo si decide proporcionarlo, un número de teléfono. No recabamos datos sensibles. Este sitio no usa cookies, ni herramientas de analítica, ni rastreadores publicitarios.

Finalidades. Primarias: entregarle el reporte que solicitó y responder a su consulta. Secundarias: enviarle los correos que se describen junto al formulario (el aviso de cada nueva edición, una serie breve sobre lo que más preguntan los compradores y alrededor de uno al mes cuando cambian las cifras), elegir el análisis que corresponde a su situación y, si proporcionó un teléfono, que Diego Lujan, autor de la investigación, pueda comunicarse con usted directamente. Si no desea que tratemos sus datos para las finalidades secundarias, puede darse de baja en cualquier correo o indicárnoslo por el formulario de contacto; esto no afecta la entrega del reporte.

Transferencias. No vendemos, rentamos ni compartimos sus datos, y nunca los entregamos a agentes, inmobiliarias, desarrolladores ni a nadie que cobre cuando se vende una propiedad. Sus datos son tratados por los proveedores que operan el sitio por cuenta nuestra —Netlify, Inc. (alojamiento y formularios) y nuestro servicio de envío de correos—, en los Estados Unidos.

Derechos ARCO. Usted puede acceder a sus datos, rectificarlos, cancelarlos u oponerse a su tratamiento, así como revocar su consentimiento, enviando su solicitud por el formulario de contacto con su nombre, el correo que nos proporcionó y lo que solicita. Le responderemos en un plazo máximo de 20 días hábiles.

Conservación y cambios. Conservamos sus datos hasta que se dé de baja o nos pida eliminarlos. Cualquier cambio a este aviso se publicará en esta página con su fecha de actualización.
