The SMA Wealth Intelligence Report The one no agent will send you.

The SMA Wealth Intelligence Report. Independent market analysis, with every figure sourced and dated. No commission agenda, because we do not earn one.

  1. 01

    Full transaction data

Every resale closing for the year, with average and median price, price per square metre, and the reason the headline average and the per-metre figure moved in opposite directions.

  2. 02

    Neighbourhood analysis

Appreciation rate, price per square metre and median days on market for each area, ranked. Including which areas are priced above what their location supports.

  3. 03

    The rental yield distribution

Not the best case. The full spread, from the top decile down to the bottom quartile, and what actually separates them.

  4. 04

    Five competing markets, compared

San Miguel against Merida, Oaxaca, Puerto Vallarta, Lake Chapala and Tulum on price, appreciation, yield, safety rating and ownership structure.

  5. 05

    The outlook, in three scenarios

Bull, base and bear, with the signals worth watching each month, so you can tell which one you are living in.

Before you hand over your email

Is the report actually free?

Yes. No card, no trial, and no call booked before you can read it. We ask for your name, email and country because we send the report by email and because the analysis that is useful to a Canadian buyer is not the analysis that is useful to a Mexican one. Phone is optional and we use it only if you ask us to.

What do you do with my email address?

We send you the report, then about one email a month. We do not sell, rent or share the list, and we do not pass it to agents or brokers. Every email has an unsubscribe link that works immediately.

Will an agent call me after I download this?

No. We do not list properties, we do not represent buyers or sellers, and we earn nothing when you transact. There is no agent on the other end of this form.

How current is the data?

The report is revised quarterly and every figure carries the date it was current as of. Where a number cannot be independently sourced, the report says so rather than estimating. Every past edition stays available in the archive, including the corrections later editions made to earlier ones.
