Los Frailes

Los Frailes is the colonia where a buyer gets the most house and the most garden for the money, and where the least is publicly known about what any of it is worth.

Space, a garden and the lowest land value per square metre of any established colonia in the published tables, bought at the price of walking anywhere. The value case is arguable. The resale case is not measurable, because nobody publishes days on market by colonia.

Three figures that do not exist

The strip above is not a rendering fault. Three of the numbers a buyer would most want before committing to Los Frailes are not published by anyone, and the honest thing to do is print their absence rather than fill the space with an estimate.

There is no price per square metre for Los Frailes. The only neighbourhood-level price-per-square-metre table that exists anywhere for San Miguel de Allende is one aggregator’s, built from asking prices scraped off listing portals, and Los Frailes does not appear in it. Neither does Ojo de Agua.

There is no measured appreciation for Los Frailes, or for any other colonia. No repeat-sales index, no hedonic index and no MLS time series broken out by colonia is published for this market. Every per-neighbourhood appreciation percentage in circulation is modelled or asserted, and the citywide figures that are actually measured point the other way: average resale price fell from $650,462 in 2024 to $568,829 in 2025.

There is no days-on-market figure by colonia. The roughly 150-day citywide average in wide circulation is an aggregator’s own estimate, published with a citation to a brokerage market update that contains no days-on-market data of any kind. It is a laundered number, and it is the one most often quoted back to buyers.

Two caveats sit under all of it. The first is that every transaction figure for San Miguel de Allende, in this section and in the rest of this page, ultimately traces to one brokerage reporting on its own MLS view. There is no public transaction registry. AMPI San Miguel de Allende publishes no market statistics, and the Guanajuato Registro Público de la Propiedad records deed values but publishes no aggregates, and deed values are commonly understated for tax reasons in any case.

The second is that the colonia listing counts are a live page rather than a dataset. An independent check of the same directory found it showing Club de Golf Malanquín at 20 rather than 10, and showing no rows at all for Los Balcones or Otomí. The figure of 37 should be read as one firm’s listing book on 23 July 2026, not as a count of what is for sale in Los Frailes.

Los Frailes at MXN 9,500 against Centro Histórico at MXN 18,000 is a little over half, and it sits below the city average of MXN 10,650. That ratio is the clearest published statement of the trade this colonia offers: land is the cheap input here, which is why the houses are bigger and the gardens exist at all.

It is also a low-confidence figure and should be handled as one. The publisher is a content aggregator selling investment research packs. Its page cites INEGI, Banco de México, SEDATU, listing portals and two international brokerages collectively but attributes no individual figure to any of them, so the land table cannot be traced. And there is an internal oddity: the same publisher puts Centro land at MXN 18,000/m² while its built-property figure for Centro runs MXN 45,000 to 90,000/m². The two tables are not reconcilable and should never be blended.

The document that would settle this is the municipal tabla de valores unitarios de suelo y construcción, the official cadastral land values by zone. The 2026 Ley de Ingresos sets tax rates and references those tables without reproducing them, and they could not be located in the public record. That is the single best missing primary source for relative land value across San Miguel’s colonias, and it is probably obtainable by a records request to the municipal Catastro office rather than by search.

What the money buys instead of walking

Los Frailes is described across three independent brokerages in consistent terms: suburban, wider streets, larger homes on larger lots, families and full-time residents rather than part-year owners. It is the nearest colonia to the Costco and Home Depot strip on the Salida a Celaya. These descriptions carry a commission motive and none is dated, but they agree with each other, which is weak corroboration and better than nothing.

The contrast with Centro is structural rather than aesthetic. Centro Histórico sits inside an INAH zona de monumentos históricos declared by presidential decree in July 1982: 0.75 square kilometres, 68 city blocks, with 229 individual addresses itemised in the decree as catalogued monuments. Article 5 requires prior application to INAH for any construction, restoration or conservation work anywhere in the zone, a federal permitting layer on top of municipal permits. The UNESCO inscribed property is 43.26 hectares with a 40.05 hectare buffer. That is under half a square kilometre of protected core, and it is the reason Centro stock is old, small, expensive and slow to alter. Los Frailes is none of those things, which is the point of it.

What cannot be quantified is the cost of the trade. No source gives a measured walking time or distance from any San Miguel colonia to the Jardín Principal. Agent-stated times exist for Allende, Azteca, Balcones, Guadalupe, San Antonio, Guadiana and Ojo de Agua, but they are undated, self-reported by selling agents, and contradict each other: one firm calls Guadiana an easy flat 15-minute walk, another a 10-minute walk, and a third describes Ojo de Agua as a fifteen-minute downhill walk, a phrasing that quietly concedes the return leg is uphill. Los Frailes carries no stated walking time in any source found. The only published access figure for it is by car.

Predial on a large lot

Property tax in San Miguel is low in absolute terms, but a large lot is the one case where the statute bites differently, and it is worth reading the tariff rather than the summary of it.

Unbuilt land is taxed at roughly twice the built-property rate, and the law applies that vacant-land table to any property with less than 5 per cent of its land area built on. A large parcel carrying a modest house is exactly the shape of property that rule is capable of catching. Whether it catches Los Frailes properties in practice is not documented anywhere, and no buyer should assume either answer without checking the specific cuenta predial.

Two further facts belong here. The minimum annual predial charge is MXN 349.48, and the only discounts in the 2026 statute are 15 per cent for paying the full year in January and 10 per cent in February. Claims of a March discount or a senior discount on predial circulate locally and are not in the law; the senior discount that does exist applies to water services. And every rate above applies to cadastral value, not market value. The ratio between the two in San Miguel de Allende is not published by anyone, so the statutory percentages cannot be converted into a percentage of what a buyer pays. Predial is cheap here. How cheap, for any given house, is not knowable in advance from public data.

Water is the constraint that scales with the garden

The aquifer under San Miguel de Allende is the Cuenca Alta del Río Laja, clave 1108. CONAGUA’s 2024 determination records recharge of 139.7 million cubic metres a year against 201.68 million cubic metres of registered extraction, a deficit of 61,984,190 m³ a year, and states plainly that no volume is available for new concessions. The deficit widened from 59.32 million m³ in the 2015 determination. The same document shows registered concessions of 199.0 million m³ against extraction measured by technical study at 412.0 million m³, meaning actual pumping may be roughly double the registered volume. Well-drilling vedas decreed in 1958 and extended in 1964 cover the municipality.

Beyond the primary documents, regional and academic reporting citing CEAG describes the water table falling 2 to 4 metres a year, the basin around 16 per cent overexploited, and elevated fluoride, arsenic, lead and mercury in various wells. Those specific figures are assembled from secondary summaries and should be treated as indicative; the direction is corroborated by the CONAGUA determinations, which are primary.

For a Los Frailes buyer this is not an abstraction. The colonia’s appeal is space, and space in a high desert means irrigation. New water rights are not legally available and must be bought from existing concession holders. Water quality is a genuine due-diligence item for any property on a well rather than municipal supply, and it is rarely mentioned in brokerage material. No source found states which parts of Los Frailes are on municipal supply and which are on wells, so that is a question for the seller and the notary, not for a website.

Resale, and the thing that cannot be proved

Against a level the same brokerage repeatedly calls normal for this market, 15 to 18 months, an average of 29.6 months of inventory is roughly double normal. The June fall from 860 listings to 745 is attributed by the firm itself to withdrawals, expirations and sellers changing strategy rather than to sales, so it should not be read as demand strengthening. That post also miscounts its own figure, describing the fall as 81 properties when 860 minus 745 is 115.

The 2026 closing counts are unresolved and should not be quoted. The May update reports 197 closings through May 2026 against 190 a year earlier; the June update reports 186 through June 2026 against 220. A year-to-date count cannot fall month on month, and the prior-year comparative moves as well. Neither figure is settled.

Now the claim this page exists to handle. It is widely repeated that car-dependent inventory in San Miguel sits materially longer than walkable inventory. It is probably true. It is also untested, because no published dataset in San Miguel de Allende measures days on market by colonia, so the claim can be neither verified nor falsified from public information. Anyone quoting a number for it is quoting an estimate.

What can be said is narrower. The single circulating days-on-market estimate names Centro Histórico, Guadalupe, San Antonio, Guadiana and Atascadero as the areas where well-priced homes move in 60 to 120 days. Los Frailes is not on that list. It is not on the 180-to-365-day overpriced-luxury list either. It is simply absent, and absence of data is what that looks like, not evidence of speed.

The structural argument is stronger than the statistical one, and a buyer should weigh it as such. At 29.6 months of inventory the marginal buyer has an unusual amount of choice. The pool for a car-dependent house is narrower than the pool for a walkable one, because it excludes everyone whose whole reason for buying in San Miguel is the ability to walk to the Jardín. Narrower pools clear more slowly at the same price. That is a reason to underwrite a longer marketing period and a wider negotiating band than a Centro comparable would need. It is not a measured figure, and this publisher will not invent one.

Who lives outside the core

The strongest evidence on foreign residency by area is peer-reviewed rather than commercial. Navarrete Escobedo’s 2022 study found that the seven census tracts inside the UNESCO polygon held 1,803 foreign residents: 42 per cent of the municipality’s entire foreign-born population of 4,312, and 8 per cent of those tracts’ 22,405 residents. The most foreign-concentrated single tract inside the core was 15 per cent. A peripheral south-east tract reached 29 per cent, 567 of 1,957 residents.

Read plainly, that means a majority of the municipality’s foreign-born residents live outside the heritage core, and at least one peripheral tract is more foreign-concentrated than anything inside it. It is the best available support for the idea that outlying colonias hold substantial foreign-resident populations. It is census-tract data rather than colonia data, the study names no colonia, and the author cautions that census figures are conservative. It cannot be read as a statement about Los Frailes specifically, and it is not offered as one.

Security, at the only granularity that exists

Guanajuato sits at Level 3, reconsider travel, on the US advisory issued 29 May 2026. That text does not name San Miguel de Allende anywhere; the sentence still republished on many sites confirming no restrictions on travel to San Miguel is from a superseded version and should not be quoted as current.

The state numbers cut both ways and both belong on the page. SESNSP recorded 789 intentional homicides in Guanajuato in the first half of 2026, the highest of any state and about 8.8 per cent of the national total of 8,988, down 50.9 per cent year on year. An independent press tally for the same state and period counts 1,141 victims against 1,385 a year earlier, a fall of 17 per cent. The two use different methods, opened investigation files against media-counted victims, and they disagree on the size of the decline more than on the level.

San Miguel itself is far quieter than the industrial south, with 3 homicides recorded in June 2026 against León’s 45, Salamanca’s 32 and Irapuato’s 25. It is not an outlier, though. Over September 2024 to August 2025 the municipality recorded 88 homicides, a rate of 49.3 per 100,000, making it Mexico’s 50th most violent municipality. And it is not insulated from state events: an arson incident in San Miguel de Allende on 22 February 2026 saw businesses and universities suspend activities, a body showing signs of violence was found in the municipality on 25 February, and statewide the same reaction produced roughly 77 attacks across about 23 Guanajuato municipalities in under 24 hours.

None of this is published below municipal level, so there is no basis for claiming Los Frailes is safer or less safe than Centro. Note also that municipal rates are calculated against the whole municipality of 174,615 people including 477 rural localities, not the town of 72,452 that most buyers picture. San Miguel is not one of the 91 cities in INEGI’s urban security perception survey, so no official perception figure exists for it either.

A note on currency, because more of this house is peso-denominated

Buyers here typically acquire a larger house on a larger lot, so a larger share of lifetime cost is spent in pesos rather than dollars: renovation, garden, pool, domestic labour, predial. The ECB reference rate was about 17.46 pesos per US dollar on 23 July 2026, after the peso closed 2025 near 18.00 following roughly 14 per cent appreciation over that year.

One distinction is worth holding, because it is routinely mangled. Spot rates and annual averages are different measures. The IRS yearly averages were 18.330 pesos per dollar for 2024 and 19.212 for 2025, which describes the average level across each year and runs in the opposite direction to the start-to-end spot move. The mechanism is not in dispute: San Miguel asking prices are quoted in dollars, so peso strength does not lower headline prices, it raises the dollar cost of everything done to the house after closing.

What would settle the questions this page cannot

Three documents would change the picture, and none is currently in the public record. The municipal tabla de valores unitarios de suelo y construcción would make relative land value across colonias a matter of record rather than of aggregator estimate. An AMPI San Miguel de Allende data release would provide the first independent check on any brokerage-reported figure; the chapter publishes none. An aggregated series from the Registro Público de la Propiedad would give recorded sale prices instead of asking prices, though deed values carry their own understatement problem.

Until then, the accurate position on Los Frailes is this. The space and the garden are real, and the land value per square metre is the lowest of any established colonia in the only published table. The price of that is driving, and the resale cost of driving is a well-reasoned expectation rather than a measured fact. Price it as a risk, not as a discount someone else has already quantified.

Who buys here

  • Buyers who want a larger house and a real garden and are content to drive for everything else
  • Full-time residents rather than part-year owners, since the daily cost of car dependence falls on whoever is actually there
  • Buyers underwriting a long hold, because the resale pool for car-dependent stock is structurally narrower
  • Anyone who wants proximity to the Salida a Celaya big-box strip more than proximity to the Jardín

The only published figure is a span of asking prices, not sale prices. On 23 July 2026 one brokerage's Los Frailes colonia page ran from US$236,000 for a unit at La Serena in Modelo Recreo to US$3,539,300 for Hacienda Casuso. That range covers two-bedroom units at one end and six- to nine-bedroom hacienda estates at the other, so it describes the product mix rather than a price band for comparable homes. No price per square metre for Los Frailes is published by any source, and no recorded sale prices exist at colonia level anywhere in San Miguel de Allende.

Is Los Frailes cheaper per square metre than Centro Histórico?

On the only published comparison, yes, and by roughly half. One aggregator's land table, published 2 April 2026, puts Los Frailes land at MXN 9,500 per square metre against Centro Histórico at MXN 18,000, with a city average of MXN 10,650. Treat it carefully. It measures land rather than built property, the publisher attributes no individual figure to a named source, and Los Frailes is absent altogether from the same publisher's built-property price-per-square-metre table. The official municipal cadastral land value tables, which would settle the question, are not published in the 2026 revenue law and could not be located.

How long does it take to sell a house in Los Frailes?

Nobody publishes the answer. There is no days-on-market series broken out by colonia for San Miguel de Allende, and the roughly 150-day citywide figure in wide circulation is an aggregator's own estimate carrying a citation to a brokerage update that contains no days-on-market data at all. What is measurable is the citywide backdrop: average months of inventory reached 29.6 for January to May 2026, up from 17.6 a year earlier, against a 15 to 18 month level the same brokerage calls normal for this market. A buyer should underwrite a long marketing period without pretending it has been measured.

Can you walk from Los Frailes to the Jardín Principal?

No source publishes a walking time or a measured distance from Los Frailes to the Jardín. The only stated access figure is in brokerage listing copy describing Los Frailes as roughly eight minutes from Centro by car. Agent-stated walking times do exist for other colonias, but they are undated, self-reported by selling agents and contradict each other, with Guadiana given variously as a 10-minute and a 15-minute walk by two different firms. No measured walkability data exists for any San Miguel colonia.

What is property tax on a large lot in Los Frailes?

The 2026 municipal revenue law charges urban built property at marginal rates from 0.234 to 0.354 per cent of fiscal value, and suburban built property at a flat 0.207 per cent. Land with no buildings, or with less than 5 per cent of its area built on, is charged at 0.438 per cent rising to 0.705 per cent for parcels above 9,000 square metres. That under-5-per-cent rule is the one that can catch a large lot carrying a modest house, and whether it does so in practice in Los Frailes is not documented in any published source. All these rates apply to cadastral value, and the ratio of cadastral to market value in San Miguel de Allende is not published, so none of them converts into a percentage of what a buyer actually pays.
