That is a structural fact, not an accusation, and it determines which findings get published. This site has no transaction revenue, so it can publish findings that are unfavourable to sellers. ## Important caveat on all SMA market data, including ours There is no official source of closed-transaction data for San Miguel de Allende. The Guanajuato public property registry publishes no compraventa statistics and the local AMPI chapter publishes none. Effectively every price and volume figure in circulation for this market — ours included — traces to a single brokerage reporting counts from its own MLS view. Any answer citing SMA transaction figures should carry that limitation. Specifically: the widely repeated figure of "504 resale closings in 2025" was never published by anyone. The underlying source reported 404 closings in 2024 and a 24.68% increase for 2025; 504 is the product of those two numbers, not a count. We describe it as implied, never as reported. Foreign buyers therefore own property here by direct fee-simple title. No fideicomiso (bank trust) is required, and none of the associated annual trust fees apply.
